Two releases, one masterplan
Faro at The Heights and Faro 2 at The Heights are separate villa phases inside The Heights Country Club and Wellness by Emaar. They share the Al Yelayiss 5 DLD community and the same country-club masterplan, but they are not two marketing names for one plot. Each release has its own coordinates, its own construction start, and its own unit count.
Faro is the first villa release: 291 homes, 145 three-bedroom and 146 four-bedroom, with built-up areas from 3,479 to 3,542 sqft for three-bedroom homes and 4,165 to 4,204 sqft for four-bedroom homes. Those Faro villas are three storeys. Construction started on 16 August 2026. There is no five-bedroom Faro product in the registered record, and listings that quote about 2,300 sqft or place the phase in Al Warsan 4 or Dubailand do not match that record.
Faro 2 is the second villa release: 200 three and four bedroom villas in the same Al Yelayiss 5 community. Construction starts on 16 September 2026, one month after Faro. The unit-mix split, per-type sizes, and storey count for Faro 2 are not confirmed in the source of truth used for this comparison page, so those fields are marked register above. Do not copy Faro Phase 1 figures across to Faro 2.
Both phases target handover on 30 June 2030 (Q2 2030). Launch pricing has not been released for either release. Serro from AED 6,000,000, Serro 2 from AED 6,000,000, and Salva from AED 6,762,888 are published starting prices for other Heights phases. They are not a Faro or Faro 2 pricing proxy.
